Why you should talk with Lonnie, Bulk- business sales
At a Telos Event called Life by Design, I met Lonnie. What was my first impression of Lonnie? Kind and Knowledgable. What was my second impression of Lonnie? Scary.

I talked with Lonnie about a coffee house sale. In the business we know this as a bulk sale. Three aspects are sold. The sale of fixtures and furnishing, the good will in the name and finally the property or underlying lease (if it is applicable). How did Lonnie scare me? Ucc file seek, How is property being taken sole proprietor or company, what about the IRS, Are there any county liens, Federal liens, have you taken any courses in conjunction with CABB.ORG And I quote "The California Association of Business Brokersis a professional trade association whose members are actively involved in assisting their clients in selling, buying, and evaluating businesses. CABB was organized to recognize the professionals of business opportunity brokerage, to help educate the public on the benefits of using licensed intermediaries, and to establish a code of ethics to which members adhere. " The idea behind this group of professional is simple. They follow certain basic principles, ethical approach to business, the investment risk and effort that a person must calculate to estabalish and put forward a profitable continuous business. How to do a fair evaluation which gives an honest presentation to both seller and buyer.

That stepped up things a notch. Then he shared with me the organisation called IBBA.Org. He recommended that I look into that organization.
or IBBA. ORg. By the way these are elite groups. There are very many people who do what Lonnie does.
The biggest piece of advice that lonnie gave me was get a good escrow person. He even gave me a phone number and name.

A New Roof For Pine Ridge by Rossi Roofing

This was a Free Roof for a play house, Asked for and finished. There could be a picture of the Play House on PineRidge.Since I am selling this house. I am hoping that it was make some child happy. This aspect of the Roof that Richard Rossi repaired was very important. What does not show is the removal of a Sky Light and the smoothing out of the Roll for the Cricket. This is an area that can be problematic and Mr Rossi knew what kind of Roofing to do. This is a Roof with a 3 year Guarantee and for the whole roof a two year certification.

If attention to detail is important, than this work qualifies for that job. Mr Rossi Decided that this area of roof was a leaf trap and a poor area of water flow. So he Trimmed back part of the roof and applied new shingles. He also checked to see if the roll roofing what adequate for the use under some shingles that appeared to be going in the wrong direction. Rossi Roofing, I recommend him and the quality of his work. One of the strong points about using Rossi Roofing is the Fact that Richard is willing to take the time and explain the work and the steps.

Spray a foam, it is a mixture at the right temperature with the right consistency and for a flat roof you have created a water tight roofing environment. Richard and I were talking, looking over the finishing marks of the repairs to the Pine Ridge house and the total re-roofing of the backyard barn. We were spending some of that valuable time that a Realtor gets to spend with a person who is knowledgeable in the area of his work. A few minutes a few questions and current information concerning roofing. Not that I would ever pretend with a client that I know the issue of the roof on their home. BUT I know some of the important questions to ask. That really is my job. So I asked "Why didn't this area of the roof need a direction correction for the Shingles?" "The house inspector called it." No Problem, if the house inspector could have looked closer he would have seen that part of the house is where the rolled roofing material and the shingles come together. It is the Rolled Roofing that protects that part. After all if is wasn't just one rain and you would have a mess inside the house. Can I call you when there is another inspection and get your opinion? Yes, I stand behind my work. Besides I certified this house for three years.

Presenting effectively get the tools

Presentation on the market
I attended a very interesting meeting this last Thursday morning. It was called the Automatic Market. The event was open to all realtors and sponsored by Chicago Title.
The speaker was frank. He spoke about the difficulties that you and I as realtors face in any market.
About he excuses we make. then he offered his solution. A different way to present what the market is doing but in such a common sense way that as a realtor you have total intergity.
When it was done I have decided to change my approach to listing and to sharing with client why they need to price their homes in accordance with the market. Not simply a cma approach but an absorbtion rate approach that shows more in depth the issues a seller faces when then don't price their home accordingly.

Is Your business card missing it?

My business card
I received a call from a man interested in becoming an agent with Exit Desert Ocean REalty in the Victorville area of California. We had met once. At Fed Ex. He has been in business for years with various fields of endevor.
What impressed me was his comments about my business card, This might be important since I buy 3 to 5 thousand cards at a time. He said that my Hollywood face was to big. That how I looked was really important to only me. He said that the information concerning my particular office was too big and that nobody would really care. So far I am not doing very well but then it got worse. He said the most important thing about my card
was too small. The phone number to reach me. ON my next card- no picture and larger phone number for sure. I am still considering the issue about my office/ brand name. I will have to consider that one and look into to it.
the one thing he didn't mention was a unique selling position.

Things change but clients want service that is all about them and not all about me.

Asking for Referrals
My phone rings. It is a lead sales person for a company that promises, "We will put you on the front page of MSN, GOOGLE, YAHOO, ETC" After several minutes of listening and showing "interest" and "curious" I am handled over to a closer "senior project manager" He proceeds to lead me through a series of questions that can only be answered by yes otherwise I would look like an idiot. Then the bottom line.
For a 20 key phrase first page package $2999 and for a 40 key phrase first page package $4999 but wait today only with an unbelievable offer, if I take the 40 they will provide me one on one with their team of experts and I will get great saving. 40 phases for only $3499.
I say two things: I will check with my finance partner (wife) and I would like to real estate references. Yes please give me two totally happy clients. Yes, I know that they will only rave about the product/service of your company. I at this point of my carreer only pay for leads that end up as closed transactions. I do not pay for passive lead generation that ends up as nothing. Yes, I know that you can deliever on your promise that I will be on the first page. I want to talk with someone in real estate- not travel, not a vet, not a divorce attroney.
With much reluctance, I recieved two names of clients, real estate clients that they were happy to provide.
So HOW DO YOU THINK THE PHONE INTERVIEW WENT WITH RE AGENTS. Yes you probably guessed right!
They both were disappointed with the service and the results. They both felt that money had been spent and so far was wasted.
But wait, did I mention that not only did I talk with the lead sales person and the project manager but also I spoke with the VP of the Company. One of the owners. and then was pursued by another person from the company and offered a better deal for only $1999. Still I persisted an asked for two reference explaining that the company has yet to deliever on that. If you can't provide two good REF's how can I believe that you will provide a good service

What a Mega Camp means.

Have you attended a Mega Camp?
To say it was a great time filled with AHA's just doesn't say enough. There is anticipation in the air. There is one of Austin's Finest Guitarist Van Wilks on Stage and it is only 8:00 am in the morning. Already I am out of my normal meeting box.
Gary Keller the co author of Million Dollar Agent is the CEO/founder of Keller Williams Realty. He is on stage, slim, well read, witty and more than able to put his finger on the pulse of the market having been in real estate from the early 80's. And more importantly having ridden the ups and Downs.
Main message:::: Your Mindset is more important than the Market anyday.
The Market is the enviorment in which I conduct my business but don't overread or underread the market. It doesn't determine my success. So I won't wait for a better market. that would be a waste of time. So you must on a daily basis understand your market.
Get focused. Get the power of one idea. you will prospect and that is your one idea that you will do. period.

Personal Property 1031 Exchange

Have you ever 1031 exchanged Personal Property?
If you have been in Real Estate for any amount of time, you have run across the "1031" Exchange. You already know that a client exchange their real estate investment has a 45 day identification period and a total of 180 days to complete the transaction through a QI. You know that there are some risks to doing a ten ThirtyONe Exchange.

DID YOU KNOW THAT YOU CAN EXCHANGE PERSONAL PROPERTY? I had the good fortune of meeting with the author of Exchanging UP! Gary Gorman. I asked a few question about real estate 1031 exchange and the possibility of extending seller financing. He was knowledgeable and could think creativity. So I bought his Book.
As a discipline I read through the first five Chapters. Review of things I already am famliar with. " In order to qualify for Section 1031, property has to be held as an investment or used in a trade or business. 'Held for investment' means you intend to hold the property for future appreciation." The Relinquished property and the replacment property are the old property and the new property. A 1031 Exchange rolls the gain from the sale of an Old Property to a New Property. All of this was a very helpful review.
Then Much to my surprise AHA you can 1031 exchange personal property. Personal property is something that can be moved. Things that can be moved include the following: boats, planes, equipment from the office, over the road trucks and trailers, Trains(do you have one of those?), computer systems and the list goes on. Now is when it gets tricky but could prove to benefit you the owner of personal business property.
So my question is have you ever done a personal property 1031 exchange? Chapter 18 of Gary's book is detailed enough to make an accountant happy and the rest of us wondering.

Pine Ridge in Apple valley Gets a New Hat

First of All This is a Commercial, an Advertisement, an Announcement, a Broadcast,a sound-byte, a reel Clip, Etc.
One of the listing under Exit Desert Ocean Realty Broker-ship needed a new roof. Not the whole thing but a significant part. Not considered a replacement but a fix. Almost half of the roof needed replacement. The roof had been fixed by the prior owner, however the roll had pulled up and the laying of some of the material didn't take into consideration the flow of water. The job required the removal of a 4'by 4' skylight. A corner that would stop up was cut and had new flashing put on it. 30 year shingles were used. There were a couple of crickets that needed some special attention.
What is most important. For all contractors Time is Money. However for Richard a Good Job is money. So when the day simply got to hot and the laying of the material would have caused future problems, he and his crew stopped.

Richards quotes seemed reasonable. Kind of like a Goldilocks story Not to much, not to little but Just Right
Although I am the son of a General Contractor (Leonard Rensink Jr commonly known as Bud Rensink) and have a fair working knowledge of a home. I don't keep current on prices so I brought in my good friend Steve Rainey and asked his professional opinion. He felt the priceing and the work were fair.
So My Recommendation: If you are looking for someone in the High Desert, Victorville, Hesperia, Apple Valley to Reroof- Repair and do a Certification Richard Rossi is you man and company. His license number is 862390. His phone number is 909 456 9345

When Technology Rules your life

The Technology of Treo's, Trials, Tungsten T's
First, Daniel broke his phone, cell phone in half. Not to bad, since it still worked but not good since it wasn't designed to function that way. So Marcia says,"time to get a new phone Val and give yours to your son." Well, since I am very frugal, I will think about it. However, in the back of my mind the words of Danny Morel- owner of Telos are ringing- if you don't have a Treo or a Blackberry you are not in business in the real estate business. So I guess it is time.
This will be great. I can combine the best function of my Palm Tungsten T with my new phone. I can have all of my programs and calling and supra key in the Palm of my hand. (it that a pun?)
Then the Tech Nightmare begins. It starts with the Verison Salesperson, "your new package includes one month free Internet, so use it for one month and cancel it" thanks Kevin. Will do. By the Way, what number do I call to accomplish that? A month passes and I call to cancel only to find out from the support tech that there is no free one month program. I have been paying all along and an email will be sent to the Sales person to clear up. Just so you know that time wise this is already two hours of time accomplishing the new modern game "hurry up and wait"
Then, My Tungsten T dies, I have no, none, lock box ability. As A realtor in the Victorville area, with listing in Desert Knolls and Spring Valley Lake that is kind of important.
Then I am in the process of Syncing my Topproducer information. To no avail, The program by which I am trying to sync is not one that is compatible with the Treo talking to the Tunsten T Talking to Top Producer. I have spent three hours on the phone with Topproducer only to find out you can't get there from here. Poor hapless consumer. You have spent your money and the good will you felt at the time of purchase. The sense that all would be a new bright world is dark and dismal. But your Attitude is Good. Until you find out that a simple "Please erase all of your current palm programing from your computer BEFORE you install the new palm software" would have saved you hours of frustration and agony.
All this going on and I and E Pro who do not consider myself tech savy but also not tech stupid am conducting my real estate business using my personal power phrases. NOT TO WORRY, NO PROBLEM, I AM RIGHT ON TOP OF THAT. When I fell like LOST IN SPACE with a robot yelling Danger Will Robinson Danger.(I know that dates me but it is sincere and true and out of control)
So At this point I have to contact Supra, Top Produceer, My Bible- Palm Software and Chicago Title- loan calculator, and yet to figure out how to blue tooth my ear device. and I just discovered that although I have a category for games- there aren't any games. You know how important that is when you are wasting time anyway that at least you can waste time amusing yourself.
Well, If you have made it this far, you have a cast iron stomach or no common sense either way

What is the difference between certification of a roof and warranty of a roof. Richard is also a home appraiser. Therefore his knowledge base is more than just roofs. He has endured the 2000 hours of field instruction under the guidance of another appraiser who "knows that he is training his competition"
In a Nutshell, We are standing on the roof at Pine Ridge home in Apple Valley and Mr Rossi Roofing says
"Certification is when I inspect a roof and will certify that it will not leak for one, two, or three years. Warrenty is when I have repaired or replace the roof. The difference? Warrenty means I will fix the leak and the damage of the leak. Certification means that I will only Fix the leak. By the way, I do not guarantee the work of others in particular when a Heating/Air Conditioning Unit is installed improperly and/or without permit."

I am sure that there are more details to the roofing issue concerning certification and warranty. However, I walked away with a good enough understanding of the difference that I feel I can help a RE Client ask the right questions if they are faced with a concern about the condition and suitability of a roof.

Obris, A night of commitment, a lifetime of sight

Southern California Logistics Airport, the City of Victorville, The Lions club and Orbis had a party tonight.
If you haven't heard about Orbis you should. It is the only ONLY Flying Eye Hospital in the world.
The City of Victorville has adopted Orbis. The Southern California Logistics Airport is performing a class B maintenance on the plane. The Lions Club is raising funds for it. Someone from Spring Valley lake donated $10,000.
Tonight there were about 500 people at one of the Hangers at the airport having a party and celebrating 25 years of orbis the brain Child of Dr David Patton. Live music, food from several of our great local restaurants and lots of fun.
A tour of the plane is impressive. The Program of the OFEH is even more impressive. Volunteers, non paid doctors on vacation man the plane as they can in it year long flight of healing and education. Put an underline on the word education. With the barage of cameras on board recording every operation and the student-doctors of that county able to ask questions while the procedure takes places. Orbis teaches local doctors the operation technicals that enable bringing sight to an otherwise blind person.
It is reported that 36,000,000 people in the world are blind. 75% of them are curable.

"OFEH boasts an OT, a recovery room, TV room, administrative room, engineering department. There are 16 cameras and 24 monitors on the plane, besides, state-of-the-art equipment like slit lamps, ret cam, yag lasers and argon lasers, etc. The team of experts consists of 11 ophthalmologists, two nurses, on orthoptist, on anaesthesiologist and one eye banking personnel. There is also a team of biomedical engineers. Interestingly, all of these personnel are from diversified nationalities giving a global feel."
Once again there was a spotlight on Victorville as our mayor spoke. It was good to visit SCLA which will become a powerhouse of the ecomony in the High Desert. I also got to view the Decommissioned 727 that was donated by Fed EX.

Apple Valley Schools and Achieving Highest Accreditation
Apple Valley is a great place to live and it just got a little better.
My wife and daughter are both in the Apple Valley education system as teachers. So I hear things about WASC both good and bad. It is a tough standard to reach. It is one that takes time, united effort, vision and determination to succeed. So...
Apple Valley received an honor that only about 5% of the schools in the California school system enjoy. That is high!!
How do you get this award? A team of education from WASC and the California Department of Education come to your school and preform a three day site review. Part of what this accreditation is called is "Clear Six" which means that they do not have to have another review for six years.
So if you are thinking about moving to Apple Valley, come in the next six years while we have a good rating

29 Palms a Sleeping Giant?
I spoke with Gary the news manager of kcdz z107 which broadcasts reach a client of mine in 29 Plams.
Before this I have shared that 29 palms has an economic impact report from the marine base. The numbers are somthing like over $400,000,000 in yearly payroll. So as I spoke to Gary, He read a current report on other activites of the base.
Allied Conainer Systems won a 461.6 million firm fixed price to produce test , install and deliever Combined arms Military operations in Urban Terrain Training system to the Marine Air Ground Task Force Training Commnd Marine Corps Aire Ground combat Center in 29 Palms Cal. 60% of the work will be performed at 29 Palms. Which is expected to be completed by the year 2010.
What is all this? Terrain similar to where our troups are fighting so the first time won't be the first time.
What impact on the area? Retail, Rental, investment are certainly to be impacted.
There's more, Rogers- Quinn Construction recieved a 9.8 million contract for construction.
It doesn't take much to guess things are getting more interesting in 29 Palms.

Disclose, Disclose the Realtor's Friend

Insurance, Zoning, Loans-disclose, disclose, disclose
What would be your bigger concern? Getting Sued because insurance won't cover a non permitted use of buildings on a property. Or Getting Sued because if the authorities found out the current use it would violate a zoning issue and put tenants out of the property. Or the fact that the loan on the property is going to not be income property on a triplex but rental on a sfr?
The Home is an R-1 residential. The issue is the suitable use of the property. It is 2200 sq ft and.... has two other building all permited. Well permitted but not for current use. The one was built as a studio(read that as a non sleeping area) the other was built and permitted as a work shop.
These additional units on the property have their own gas meter and their own electrical meter. So the Utilities signed off and the permits(I haven't seen the permits) signed off on them.
So here is the real estate nightmare: the building burns down. Can it be built again? and to what standards and use?

Oh Well if you have read this far, Read just a little more. It is the story of two homes on one lot. The first home had termits and the second none. The first home was tented and the second not. The First home killed all the termits and the second killed the occupant because somehow someone didn't know that vents of the first home were connected to the second.
You never know, even when you think you know.

A Real Estate Visit to Barstow

30 agents and six cars a forty minute travel and look at homes in Barstow. But more important was the Visit with Exit Desert Ocean Realty Russ Cahil. Russ has lived in Barstow for some time and he has sold new mobile homes and now does resales.
He showed us a zoning map of Barstow. Barstow is annexing county land. Barstow is building. In the next few years sleepy little Barstow will double its population.
Barstow has the best performing MacDonald's of anywhere in the nation.

Looking At the Zoning Map of Barstow, I am impressed with how many annexations are taking places. To name a few : Rimrock Annexation, West Barstow Annexation, Lynwood Road Annexation, Gee Annexation. There seems to be over 1100 Acres of annexation spread out through the area of Barstow.
Looking at it all, A question was asked of Rush Cahill. "Where is Town Center?" Oh Surprise , surprise- Town center is anything but in the center of this growing once sleepy little town.

Your second worst real estate nightmare

Your Second Real Estate NightMare,
Have you ever had a Dream, of particular intensity, disturbing, maybe frightening?
Here is mine. A perfectly priced home in a great neighborhood. With finished landscaping, It is in "move in condition." With 3 bedrooms and 3 baths. That means two suites. A great Floorplan, Built by a local well known builder, known for his trust and value. And there it is!!! No interest. This is a great community. We are in the high desert where we overall have the lowest pricing on housing in the California market.
I have check with other agents, I have called agents who recently had buyers in the same area, to see if they have other interested buyers, I have advertised paper and internet. This coming week I will network with other agents at a management retreat. I usually shoot the pictures because I am so particular, I had someone else shoot the pictures. I did a virtual tour. Where are the buyers? I know they are out there and they are looking for a great deal.
You take a look tell what if anything I am doing wrong. This home has to much going for it.

What's Your Beef?

What's Your Beef?
Have you ever done anything unethical, illegal, immoral? Let me define the words.
Morals is what is in you. Your own personal morality. That sense of being true to yourself.
Ethics is what happens that is not good between you and someone else. That sense of not being true to them. You know, the Golden Rule. Do unto to others....
Legal is what our state and federal legeslators put on the law books.
So something might be immoral even though it is not illegal. Something might be ethical but not moral.
And Something might be both ethical and moral but not legal.
A Grievance committee is the front line of considering what another agent or the public brings against a fellow realtor in accordance with the code of ethics. To be on the grievance committee you must attend a 3 hour training with a lawyer- we use one that is on retainer with VVAR. The Code of ethics is the guide to say what are the professional standards that a realtor should do.
So when I sit on the Grievance committee there are several questions that come before us when we look at a complaint. The basic complaint is "what's your Beef?" We examine the beef to see if based on the complaint there is an alleged violation of the code. We don't decide punishment or guilt or innocence. We take at face value the information and pass it along with recommendations to the Professional standards committee for their decision. We critique the the Beef to see if it is polluted, tainted, spoiled etc.
It takes a consumer some real work to present a complaint/ a beef, but when it comes we abide by the code.
Above our own personal opinions and above the examples of wrongdoing in the code we are to decide by the standards themselves.
So what is the point of this Blog? Make sure your beef is fresh and good. Don't let it get examined by the committee. Keep your word and keep your client happy. In fact the bottom line of many of our discussions about cases presented goes down to one thing. Keep in touch with your client.

This chart is taken from a report displayed to the real estate community of MRMLS. I am a member realtor of the multiple Region Multiple Listing Service. It is part of Inman Real Estate News. This last week I spoke with the former president of Inman news. He is now in a company that proceeds real estate websites that are consumer friendly. When I asked him about SEO, He commented that Inman news used to be in a number one websites position due to the fact that they reported on real estate. When they fell from first place on what they considered significant searches. He took up the project of spending $50,000, time and effort to raise their position only to end up going down. His comment, "how seo works is a mystery, you would do better to simply work your job."
Back to the Chart. Here are a few observations: posiitions 1-9 have not changed in position although percentage can vary. There is more movement in positions 10-20.
Although not shown here, making it into the top 100 is an ecomonic monstrous position. According to Hitwise, if you are in the top 100 you make up 69 percent of the market share.
"If the top 100 Web real estate sites capture most of the traffic associated with home buying and apartment rentals, traffic is even more concentrated in the top 10 Web sites, which claim 28.4 percent of all visits in the category."
If you have not heard of hitwise go and explore. For my part it presents the best of the best in many fields and in real estate you need to know who is on number one. Number one is the bench mark by which you judge everything else. My exploring led to requesting a free report of how my Apple Valley, Victorville, Hesperia real estate website is doing against the number one competitor. I have yet to read the report and gain any insights. We will see.
So Where is Active Rain? Are we in the Top One hundred? Answer- no. However Active Rain is an up and coming contender. Active Rain has threatened to break into the top one hundred. It has recently moved up 78 places as of this April and holds position 120 until the next reporting. That is not to bad for a free online community of networking real estate professionals and affliates especially when you understand that we started with 400 positions ahead of us in this calendar year.

Tracking numbers is so important, you cannot manage what you cannot track.

My Favorite Camera.

What Camera do you use?
My background with camera's comes from being a school photographer for one year at Northwestern College in Orange City Iowa. I worked with Kate Hansen. It was mostly black and white with a srl nikon. But that helped to push my knowledge of camera's and their use.
Also it helped to frame my understanding of composition.

Now up to speed with today.

Here is a list of camera's that other agents have endorsed for the use of photo taking in real estate.
Kodak Easy Share v570, Nikon coolpix p5000, Canon s1/s, Rebel xt. What are the main features these cameras have in common? They all have an easy wide angle application. They are all priced under 500 dollars. They all have been used by real estate agents for the purpose of shooting pictures that will go into Magazines, on flyers and used in digital presentation on the internet. These cameras are used on a daily/weekly basis not by professional photographers but real estate agents. They are not shooting pictures for a photo magazine but for the purpose of getting the house sold. Getting a phone call. The Dream of all Real Estate persons the phone call to the deal, the interest.
Now let me tell you my pick and why. I purchased and use a Panasonic DMC-fxo1 silver.There are several features that I really like
1) 6.4 mega-pixel CCD 2) 28-102mm equiv. (3.6x) 3)Leica DC Vario-Elmarit optical zoom 4x digital zoom 4) Advanced Mega Optical Image Stabilizer 5)New 16:9 840x480 pixel 30fps movie mode 6)2.5-inch, 207,000 pixel LCD with high viewing angle option 7)16 scene modes New High sensitivity mode (ISO 800-1600) 8) Color options: Silver, Black, Pink, White. I bought the silver one.
In simple terms
1) It is small enough to fit in my palm, 2) I can control wide angle and less than wide angle with only a few changes and no lenses change. 3) it has a great image stabilization 4) I use two lumix recharageble batteries because I always shoot with flash and I hammer the batteries.

Reading about a camera in no way gives you the experience of shooting with the camera. You simply have to spend the time and try out the features. I recommend that you are systematic about it. That you paper and pencil the settings and the shot and spend the time seeing if you achieved the effect you wanted.
Two days ago I took pictures for a listing. It was a house on Yellowstone in the Spring Valley Lake association located in Victorville. I shot at about ten o'clock in the morning to avoid harsh overhead noon time sun(yes do adjust for daylight savings) I did my best to make sure that when inside the house I had the blinds open to an appropriate amount of light and that I had all the internal lights in the house on. Then when I get back to the office I use a program to crop, adjust exposure. I also use a stitching program in order to make the even a more panoramic picture. Then I resize so they upload quickly. Wow. I visited my Pine Ridge listing yesterday with a client and handed one of the two flyers with pictures on it to her. Looking at the flyer and looking at the home I was happy with how the Koi Pond appeared. I was glad the wide angle allowed me to capture the spaciousness of this home. Then today I will be caravaning my Pahute Home. It is a cute button of a home 832 sq-ft. The Wide angle lenses was perfect to make the smaller sized rooms look bigger. Not a deception for size is stated but to get the phone to ring.

Look at 29 Palms you will get a pleasant surprise

What is so Special About 29 Palms?
Have you Taken a drive out to Twentynine Palms lately? I have. What a surprise.
In Victorville were I work we have the remains of the old, closed George air-force base. Yesterday I drove by the military housing. True is has not been maintained for 16 years. But what hit me was the size and quality of the homes. That is the size and quality compared to the housing that I saw in 29 palms for the military. To say the least the homes for our armed services certainly honors them and changes my perspective on what I thought it would be. ( by the way some very ecomonic awesome things are happening with SCLA)

But More, Something else surprised me about 29 palms. I recently downloaded and read the Marine Air Ground Task Force Training Command at 29 Palms 2006 Economic impact statement. ( I did this because I have taken a great ten commercial property listing in 29 Palms) In the report once I read the Mission and the History there are numerous details, so to the point. Between the Military, the civilians dedicated to the Marine base and the construction work going on. There is a payroll in excess of 400 million a year. Wow!
But there is more and this one I haven't verified but my source I believe to be reliable. If you have every driven to twenty-nine Palms and looked at those palms and the water that comes out of the ground at that natural oasis, it might cause you to consider the following: The water Table is about 30 feet, yes 30 feet not 100 or 200 and the water available is measured for 300 to 1000 years. That is the water that is there, not any question of replenishing.
But More, There is a 475,000 plus square foot new super shopping center that is now leasing for anywhere between $1.65 to $2.20 a sq ft. A sign of a bright future.
There is the Mariposa Shopping Center which is reported to be a resturant and will lease at about $1.85 a sq foot. a sign of a bright future.
There is also the story about the local tavern which was purchased for about $200,000 for a building the size of a postage stamp (I don't know if the liquor license was part of the deal) and the town of Twentynine Palms wouldn't let them open because they did not have designated offstreet parking. Mind you they are not land locked, just not able to accomdate parking off street. Special means you had better know what is going on in the local Ordinance. All Real Estate is local.
Have you taken a drive out to twenty-nine Palms lately? There is more than meets the eye. So ask yourself why is Starbucks, Kragen, Rite Aid, and Walgreens building in 29 Palms? They don't make mistakes with locations of their business. Seemingly a smallish town on the often called backside of things is starting to wake up. Well come to the new Starbucks when it opens and smell the coffee. Opportunity is knocking in 29 palms.
Where I live and mostly work in Apple Valley, Victorville, Hesperia, Adelanto our market is so different from 29 Palms and it too offers great real estate investment and living opportunities. Where are the Good Open Houses?

Where have Open Houses Gone?
I have a great friend who talks in glowing terms about open houses. How effective they are. How fun they are. How many people you get to met. I have another friend who talks in distastful terms about open houses. Sitting their stuck in a room like some kind of spider waiting for the unsuspecting prey to come through the down and they you must pounce on them. I have seen open houses conducted by single woman and wonder about the wisdom of that. I have also seen open houses conductred by single men and wonder about the wisdom of that. Working at Exit Desert Ocean Realty- our brokerage says you may or you may not have an open house.
All of that to say, I will personally hold my first open house Tomorrow Saturday April 21,2007. Oh, please don't misunderstand many of my other listing have had open houses. I have even attended open houses and found them enjoyable. There are many afternoons my wife and I will go out and just look for and look at open houses.
But tomorrow, I will hold an open house at 21510 Pine Ridge in Apple Valley. I will do it alone. I will have no refreshments. If you come over plan to bring your own drinks other than water. I have put Pine Ridge on the Exit Desert Ocean stuff and the Victor Valley Mls and on Realtor.com.
I will perhaps comment about my experience after tomorrow. Say I get a Buyer?!!! That would be great. Say I get nobody not even someone who drives by Pine Ridge that would be sad. Either way I will do my duty and while doing it I will know that I cannot control the results of the attempt. I can only enhance them or ??
So If you are in Apple Valley- say about 10:30 am and you are driving around Kiowa or Navajo or Pine Ridge and you have a little time to waste. Zones, Redevelopment Apple Valley and Random Thoughts

Zoning, Apple Valley and random thoughts
From the very start, I will confess some real ignorance at the issue of zoning. Don't get me wrong, I understand that every town, like Apple Valley, Hesperia, Victorville should/must have a master plan. I know that the primary purpose of the current zoning map and future zoning map as part of a master plan protray the planning commissioners concern for seismic issues, streets, highways, easements, height restrictions,districts and the quality of living with buffer zones parks, and medical and shopping issues. What I am curious about concerning Apple Valley is the direction of the Growth. Where is the better potential for increased value of property?
Every investor, is or becomes an expert at the issue of the zoning map. Even a person who just flips property,who by nature of flipping is more a speculator than an investor wants to know and understand the zoning map.
Here are some of my zoning map questions. How do you judge the potential future of Apple Valley since we do not have a future zoning map. Does it help to say that the whole and entire of Apple Valley is in redevelopement? (in my mind that is like cleaning and waxing and washing the inside and outside of a car all at the same time-Should there be more focus?)
In These questions, I am not trying to bring into criticism the current Mayor Rick Roelle or the town council of Apple Valley. I have a simple and particular interest in zoning. Condo Conversion. On the books/records of Apple Valley since 1988 when it was incorporated there has not been one condo conversion. With the prices of home ownership going up and up. It is obvious that affordable housing for entry level, first time buyers is going to be even more scarce. While much of the High Desert is the last real affordable hope for many buyers, Condo's and condo conversion is a real opportunity for meeting need and renovated areas of Apple Valley. Could Spot zoning be used in several small areas to pin point condo conversions that would not adversely affect and in fact might benefit the area? Pride of ownership is still a main reason for caring for the property you dwell in. Incorporated in 1988 and no condo conversions. Am I seeing a possible Gold Mine? Adelanto and Growth

Let me introduce you to ONE of the five most influential High Desert Leaders. He has a vision of what their city should be. He understands that many different forces are impacting the High desert.
For the City of Adelanto: Mayor Charlie Vasper. I heard him speak recently at the High desert Ecomonic Summit. This is a unique event and in it five Mayors spoke. Here is the gist of what Mayor Vasper said:
What would surprise you about Adelanto? It has the top producing State Brothers in all of Southern Calif. That means it is really pulling in business and doesn't have much in the way of competition. I have not confirmed that information however if you physically drive to the town center of Adelanto it will make sense. There are no other major Groceries with in several miles. Stater Brothers is the big box of several other stores. Adelanto expects a 56% population increase aby 2030! They are annexing county land in the North because Lewis builders is building a community there. PFF BAnk is opening a branch there soon. Phaze II of the Market Place is underway with many name-brand stores and restaurants. Target is coming to adelanto. Hanson Pre-cast is coming and will employ 100 People!
It shouldn't surprise anyone that now is a good time to look at Adelanto for investment, or personal home purchase or bringing a business to town.
So at the recent High Desert Economic Summit mayor Charlie Vasper was pretty optomistic.
However, with Kudo's to the mayor, I always think of one thing. The Mayor comes and goes. Who is the City Planner of Adelanto? How long has be been there? How effectively has he carried out the directions of the city council? I don't have answers, just interest. If anybody know the city planner of adelanto- I would appreaciate some information. I am curious about the permit on mobile homes and regular homes. and about resales.

You, the Market and marketing you

Advertising and Marketing Your unique Selling Position
This is not a new concept however it is a concept which is not easily executed for various reasons. Keller Williams does not use the most used home search engine on the net-Realtor.com. Starbucks doesn't have commercials. If you are not sure just try to find one. You won't see any. And if you visit their website you will find that the information about them is even less helpful. Amazon the huge online book seller plus. How much advertising do they do? Zip, Nada, none and less than none. What is going on with these hugely successful companies. (I know that I might overstate the case if you check out the Fortune 500 yet I hold that these last two are pretty much household names. There are some names of the 500 you won't know unles you were in the know.) Keller Williams is striving to become it's own version of Realtor.com. Starbucks is a culture expression and amazon took its huge advertizing budget and gave free shipping for order over $25.
While I can't clearly say what the unique selling position of each of those companies is. I can tell you a way to see if your position is a unique selling position or perhaps just a slogan. This is the hard truth! Take someone else selling slogan and cross out their name. Now insert your name and if the saying/slogan/motto/etc fits you easier than it is not a unique selling position. What is worse, if you can cross your name out and put your competitors name in the place and it seems to fit. You don't have a unique selling position. My advice hire someone who knows what they are doing. I recomend 1to1 network. These guys know what they are doing.Especially here in the High Desert, Apple Valley, Victorville, Hesperia and surrounding towns. They are the only full servicd advertising agency with marketing and communications that specializes in providing and supporting a variety of products with this in mind- reduce overhead, increase revenue, increase customer retention.
This is something that I am going to work on. For Two Reasons. Clarity of my own purpose and goals. Give my clients a better sense that they are receiving greater value for the service I provide.

Why Pine Ridge is a Smart Buy!

Consider The Following, A Home inspection performed by HouseMasters. ( knowing that house inspections is a non regulated industry- be careful who you pick)
I spent four hours with Scott and Brian and the owners of Pine Ridge in Apple Valley. Eight Sets of eyes looking at almost everything. We discovered a few things wrong with the house. All of these things are correctable. Some small water leaks. A few Electrical boxes needed. A door Replaced. Not bad for a home built in 1953 with over 2890 sq ft. 21510 Pine Ridge is a Great Buy. Pine Ridge is spacious, elegant. There is lots of room for Storage.
Etched Windows in the style of Angels. Other Windows with Stain Glass in them. A huge Cooks Kitchen with 4 sinks in the center island. Pro Cuisine Slides in many of the areas that pots and pans are stored. Stone Floors. Three Wood burners. Two Stoves and a Victorian Fireplace. Circular Drive and more, more , more.
Koi Pond, Spa, Room for Horses, Room for RV. Three Car Three Stall garage. one Acre Lot.
Fence around the entire property. Mature Trees and shrubs.

Price $349 900. That works out to about $120 a square foot in the Apple Valley market it is about $75,000 to $100,000 under market.
What makes Pine Ridge a Great Buy??? The Home inspection and the Warranty and the Location and the Price.

But Wait there's More. Every Realtor knows that you can change a house but you very seldom can change a neighborhood. So consider why you should move to Apple valley
Reason #1 Consumer Price Index: The Cost of Living. Plain and Simple you can buy a lot of house for less money than most anywhere else connected to the Riverside, San Bernardino,Los Angeles area. We have plenty of jobs here and more coming to the general area. Jobs= a better economy.

A List of Hollywood names and a List of reasons to come to Apple Valley

Just a list of names. Some ot them you will know and recoginze others are lesser lights yet maked the history of this town Called Apple Valley.

You will remember Clark Gable. and He was an acadamy award winning actor Born 1901 and died 1960. Romance and Rumors about his visits to the Yucca Loma Ranch(a home with a metal sign stands as one of the last remnants of the Yucca Loma Ranch-it is still occupied today) With one Carrol Lombard B1908 -D1942 (she was in over 81 movies a real silver screen actress)
Movies Stars and other celebrates have come to Apple Valley. Here is a list: Chuck Connors(The Rifleman, Branded also a Professional Celtic Basketball player,
Dean Martin (Teamed with Jerry Lewis and sang Thats Amore when the moon hits your eye like a big pizza pie)
Desi Arnas(team player with Luci Ball),
Raymond Burr(Perry Mason, Ironside) Anthony Quinn(Zorba the Greek)
, Ceasar Romero(The Joker in the TV Series Batman, Fred MacMurray(My Three Sons, The Shaggy Dog, the Absent minded Professor) , Red Shelton (The Red Shelton Show).
However, perhaps the most famous name associated with the town of Apple Valley is that of Leonard Franklin Slye in his trade name known as Roy Rogers. With Newt Bast and others he opened the Apple Valley Inn. Real estate in town was associated with his presence. Back in the fifties a name and personality like his was a drawing card for Land and improved purchase.
What will Draw the Stars to Apple Valley Today? Well Cuba Gooding Attended Apple Valley High School, but that was just growing up before he was a star.
Maybe Stars won't come to Apple Valley for escape. But what about you? What are the Reasons you should come to and live in Apple Valley?

We have plenty of jobs here and more coming to the general area. Jobs= a better economy. If you listen to our Mayor Rick Roelle, he paints a pretty optomistic picture for this 58 sq mile town. The Largest in California. We are fixing Roads and building new connections. We are living out the Dream of Newt Bast.

Reason #2 The Quality of Air. Yes it is better on this side of the Cajon Pass. Winds blow. The smog just doesn't come up here as much. You feel better and you breathe better when you aren't fighting air toxins. You skin looks better and you can run the mile in better time.
Reason #3 Your Children. We have a varity of Schools Public and Private. We have Charter schools. We have teachers who want to live here. We have a tax base that is growing and we are attracting new businesses like super WalMart, Super Target, Starbucks, Loews, Home Depot as well as medical centers. Check with the Mojave Air District for a report or any other questions.

Why Buy a Small Home and Add?

I listed a SMALL house today. 22840 Pahute Road Apple Valley, Ca 92308. For me, it is the smallest house I have listed so far. 853 sq ft. 2 beds 1 bath. lot sq ft 55352. There is no Air Conditioning- just two Evaporative coolers. One on the Roof and One in the Master Bedroom. There is a wall unit for heating, but the real heater of the home is the wood burning stove in the living room. Just add a few pieces of wood and some kindling and you will have a fire hot enough to drive you out of the building. This is an energy efficient home. The Utility bills will prove it.
A one car garage- attached-with washer and dryer hookups. There is enough room on the property that you can park all the TOYS and RV's you want. What about the View? You have in the distance the Ord mountians and the San Bernardino National Forest.
Now down to the finance! What is the Listing Price $225000. That is a bargain. You are in a nice area of Apple Valley. There are seven schools in the area. For every age group. And if you need a college- Victor Valley Community College will take care of the first two years. You are close enough to Churches, Restaurants, Golf Courses and shopping. Very Soon a new Cinema- the first of its kind will be only a half mile away. (This building project has been on the Apple Valley Planning for several years)
So what is the lie? It costs $270 a sq ft for living in this house. You and I would never pay that much a square foot for a 2000 sq ft home usless it was lakeside. But we will for a SMALL House.
Why is that? Here is one simple way of thinking. The most expensive parts of a Home? The Kitchen and the Bath room usually fit that description. Every house has a bathroom and a kitchen. The other rooms of the house simply cost less to produce. If you are not sure, ask this question- which is cheaper to remodel a bedroom or a kitchen? Which is cheaper to add a kitchen or a bedroom. The answer will always be ( all things being equal) a bedroom is cheaper to add. So buy and invest by adding a room. Or run by city and see if planning will give you a zoning change and then use your imagination.

A Day in the Life of a Real Estate Investor.

Six Keys to power positive Real Estate Investing.
Control your time
Control Your Attitude
Control who you talk with
Control your outcomes
Control your Property list
Control your attraction.

These keys in the daily activity of a real estate investor will make a huge difference.
Let's Talk about control your property list.
First every day add eight more properties to the list of properites that you already have.
Where do you start. Stop and knock and talk at every for rent sign, every "going out of business" sign, every Vacant sign. Stop and talk to the owner of any building that has
deferred maintence. Look in the newspaper every day for possible commerial properties.
Each day add one story to one property in your market area of a property that sold recently
or the history of a property that changed hands and how.
If you do this one activity on a regular basis you will become an expert in your market in
4 months. Yes that is all the time it will take is 6 months. Think it through. One property
a day that you know the story on. You know the owner, the interest, the benefits, the problems.
You write it down in notes that will aid you in remembering. Five the first week, is twenty the first month is 120 in 6 months. What if you add a saturday bonus and get two more properties?
That's another 48 for a total of 168 properties. Do you think that will make you an expert. The answer is simply yes. You will be current, informed and able to compare the next listing or opportunity that comes your way.

Getting a Power Team For Investing

First Power team meeting!
There are a few things that will make it successful and
several things that will make it fail.
Here are a few suggestions to put together a real estate power team:
1) Pick your people
Do you rapport with them?
Do they have similar goals?
Do they have their dreams written down?
Do they want to make a difference?
Are they Motivated? What motivates them?
Do they have a big why?
2) Plan your meetings?

Have one different person bring a 15 minute topic to the table
Reading, Find a book that will help the group where they are
discuss the topic and how it applies
Everybody practice looking for depreciated properties
Everybody comes with at least one potential investment
3) Remember the four areas of greatest return on your money
1) zoning are there zoning changes
2) financing OPM
3) Distressed property
4) Distressed People

4) Door Knocking is key to success. Meet and Greet people
asking the question. Do you know of any destressed properites or people
the neighborhood.

Investing, Presidents' Lunch, Opportunity

My Broker Julie Linden of Exit Desert Ocean Realty is an over achiever. She Recently invited several realtors from our office to attend the Presidents' Circle Luncheon. Bill Porter Presidents' Circle Chairman Officiated.
Brent Wood, Victor Valley College Art Department shared on the changing needs of students and therefore the chaning needs of the art department to meet them. In the Q and A, I asked , "What are we doing to connect with the local high schools and encourage art?" You see, I have an other motive. My daughter Elaine is the art teacher at the Lewis Center. I am always on the outlook for opportuinities that might enhance or strengthen the program for her and her students.
I was shocked to her the answer. Mr Wood replied, "We have a problem. We are already to full of students. We are not going to try and get more." Wow! What an answer. Too many clients! Too much Business!
In my mind, all I could hear--- the real estate market in the High Desert is going to do well.
Then the Foundation President T. Kirk Riding commented on the positive changes in the High Desert. First an observation by him and agreed with by others. This college foundation is one of the strongest in California. Second, a recital of a decommissioned 727 and the education opportuinities that SCLC and Victor Valley College were affording.
Finally Dr. Louis Zellers commented on his interim work at the college. What stuck me as most significant. A three year signed contract with various groups at the college with one more to be completed.
While there, I also met with Alan Leider of the Browning Group- owners of Valley Hi Toyota and Valley Hi Nissan.
Real Estate Might be slow in some areas, but I see all the reasons for it picking up. Currently on the permits for just Apple Valley- there are several large project being built. Among those large housing projects are also a 10 plex theater, shopping centers, and the promise of many retail stores coming to the high desert.

The Front Door of Home Investing

This is one of my favorite topics on investing. Yet it is one of the topics which people do not talk about much. It is a topic at which many people turn their nose up. It is the powerful topic of active prospecting by simply going to the front door of a neighborhood in which you are looking to invest.

First ask this question... How do you find deals that no one else finds? How do you seek out the niche market? How do you turn the stone over that everyone else has overlooked?

You knock a door. Start at one end of a block and walk and knock every door. Now when you do this all sorts of thoughts will come up in your mind. "I don't want to distrub anyone." "What if there is a dog?" "What if they are eating- breakfast, lunch, dinner?" "What if I just saw them come home from work?" "What if they yell at me?" "What if I am too Early?" What if I am too Late?" The list could go on and on. All of these focus into one simple issue-
WHAT IF THEY REJECT ME?

You knock a door. First, be clear why you are there. You are on an investing mission. You are looking for distressed people or distressed property. You are looking for people who want to sell or buy or invest in real estate. You are looking for members of your power team. You are looking for people with capital to invest. You are looking for that opportunity that other agents, realtors, and investors won't find because your feet are on the ground and your knuckles are tapping on wood, metal or fiberglass. Clarity will help you overcome rejection.

Get this straight in you thinking. Clarity will help you overcome rejection.
You are not a fish(dead) floating downstream. You are alive. You have a goal. You have a purpose bigger than the rejection. You have belief stronger than fear. You have determination. You can imagine you are successfully swimming upstream. You imagine you are successfully speeding by every question of inconvience, fear and rejection. You imagine that every house dog loves you. You imagine, see, feel and hear every door knock as a wonderful knock of opportunity. People want to talk with you! People are interested in what you have to say! People are glad that you showed up!

You knock a door. Because you are clear on the why- you over come any hesitation, any slight resignation that you can't do this.

You knock a door. But wait, there is one thing you haven't faced or figured out. Now that you have overcome all fear of rejection. Now that your mindset is great. Now that you have imagined success. What do you say when you get to the door????

in the neighborhood looking for distressed properties... do you know of any? Hi realty here ...
do you know of anyone planning on moving in the next...?

I contacted on of my sphere of influence in Hesperia Ca. She is a retired real estate agent. Her story "I will either fix up my home myself and stay or I am looking for an investor who wants to do that... do you know someone?" Of course, I became her investor-flipper. That week, I knocked every door on that street for several blocks. I came to a two year old house with 900sq ft and a young couple and two young boys. Guess what they needed? A Realtor to sell their home. So I helped them. Not to bad, one investment and one listing. Both sold. Just a little knocking. So... if you want to get a deal before someone else- Knock the door!

Starfish-Spider and Home Investing

Brafman and Beckstrom's book on leader(less)ship and the unstoppable decentalized power of headless organizations is a must read for anyone who is facing a changing society and business culture.

It should be essential reading for anyone involved in influencing organizations. It's revolutionary findings, published here for all to understand through conceptual explainations and great annecdotal examples. The research and ideas presented are basically concerned with human behavior.
In one way it has the simple contrast and comparison of a high school essay. What are the glaring differences between a centralized and decentralized organization? The book gives plenty of examples.

Brafman/Beckstrom prove themselves to not have invented the ideas in the book. But to their credit, it is no less a trick to be shrewd observers of human patterns and the potential of self-organizing systems. The example the Apache's culture and ofGeronimo, of Napster- Kazaa-Grokster, of Alcoholics Anonymous are powerful, insightful and easy to get a handle on once you have the view of this book.
If you were taught in school, at work, in seminars, at conferences- like I was with examples, models and on tests. You were most likely taught centralized organization. Either top down like a pyramid. Or inverted pyramid to show a reversed sense of hierarchy- but still centralized.

It is a model of a controlled structure. In its own right it is powerful. ( do not suppose that I am speaking for it or against centralized structures- Structures of an organization are "what is").

A decentralized organization being powerful is counterintuitive to what we have been taught and perhaps even what we want. Therein lies the need for the truth of this observation. A STARFISH observation. The Who's in Charge here observation. Can you change this and win against it? The answer is "the more you try to control it, the more unpredictable it becomes" and the "harder you fight this force, the stronger it gets."

SO, what does all of this have to do with houses -homes-retail- wholesale investing?
The power of investing might be created in a large centralized way like Trump's university
and New York City Tower. The name attracts and controls and influences the decisions of thousands. Yet for the little investor, we look not in the centralized places. We look for the niches, the zones, the conversions that seeming don't exist and we create them.

The history of Apple Valley, California has influences that are starfish like in orgin.
The apple orchards don't exit here anymore. The Depression helped to deal a death blow to the fruit industry here. However, in a non centralized way it encouraged Hollywood types to come and promote Apple Valley. A top Rodeo trick rider Jeanne Godshall influenced people to come to Apple Valley. Actor Clark Gable was a frequent guest at the Yucca Loma Ranch (there is at least one extant building of that era easily visible on Rincon Rd south of Yucca Loma Rd.)

When Newt Bass and Bud Westlund began selling land, the first piece of land sold Feb 22, 1946,Washington's Birthday. Names like John Wayne indorsed "there's no place like Apple Valley for relaxing".
A Hollywood star and cowboy Roy Rogers helped Newt Bass to bring people here to see and invest in a town and area that were simply in the idea stage.

So please note that a combination of centralized(Bass/Westlund) and decentralized (Wayne/Rogers) brought about the transformation of a High Desert Area.
Today Apple Valley is a hidden jewel of investment opportunity.

Hi Desert Excitement with Three things converging all at once. First Victorvalley College accepts a Class to equip future mechanic/techs for working on the 12 plus years of inventory at
the SCLC. Second, The largest railroad spur this side of the Windy City- Chicago will bring
20,000 jobs to the area. And a Gift From Fed Ex- a Decommissioned 1969 727 for training purposes. All of these will inpact the High Desert- Commercial, Residential, and industrial.
